Sadomasochistic purchase (but at a good price)

Happy to announce that a new project has been on-boarded! (At the border of a pretty good corner of south West London)

2126 sq ft residential and 717 sq ft commercial as well as a large yard with an amazing amount of upside. We believe we can add create up to 3500 sq ft of residential space.

Now I have to explain why the title of this post makes sense.
Well, the project is in Lambeth, which is the same council as the one we dealt with last time, and with all due respect.... It was a real hard battle we had to on our hands to get the plans through pre-planning stage successfully. To have gone in for more feels slightly masochistic frankly.

But on the other hand, based on the numbers we had crunched, it is the first time we bought what we believe to be a real good deal.

Obviously times are different and the climate not as bullish as pre-brexit but as Warren Buffet says "sell when everybody buys and buy when everybody sells" 

20 days to exchange, but for tonight a good celebratory drink should do it.

... A whole new adventure is starting.

New bet - overview.

Ok. So as posted last week, we have purchased a new property at auction and I said I would elaborate properly once the adrenalin rush would subside....
And the mountain to climb comes back into focus!

Not sure where to start, but I think basically to reuse an analogy; My co-investor and myself have taken all the chips that had been invested in the last project (as well as the gains) and have put the whole lot back onto black.

Last week, the roulette has started to spin again.

Of course the analogy is not correct. Roulette is purely related to luck - whereby this will be challenging on many levels: budgeting, timeline, builders, planning, negotiations, architecture... Etc.

So not sure if reassuring or scary.. But at least a good amount of things are in my hands... Others less so:  market forces, economy, etc.

Anyway, the project remains a bet and can be broken down into 3 separate bets: (Your investment may go up as well as down and past performance is no indication of future returns) :

1)Maximise area (obvious I guess) 

We have now a warehouse of approx 5000 sq ft ( say about 460sq meters) which is 2mn walk from the zone 2 Brixton station. (Info for non Londoners: Brixton has been gentrifying for years and although it has not yet reached the heights of Shoreditch... It's not too far behind.)

We do not have planning permission to convert the commercial space into residential, but the sellers had got a mostly positive answer from the Council/local authorities  to turn it into 7 flats as well as retention of a shop on the ground floor.

Now, literally taken at the price we purchased, this would be approx a zero sum game after the estimated cost of the building work.

The plan is to therefore add an entire storey by raising the roof by 0.5m-1m and lower the 1st floor level. Ideally adding mansards, and possibly even add more sq ft on ground floor flats by digging down by 1m in some areas and therefore allowing to have some mezzanine levels within the high ceilings.

(Realising this is going to be a long post! )

So the hope is that we increase the proposed sq ft area by about 20- 25% and only then will we make a decent profit.

2) Commercial vs residential valuation

The other challenge is going to be to convince the council to keep only a small shop on the ground floor.
The Councils wants to retain employment areas and want to keep the town centres with different size shops... And we are looking at reducing the existing shop space by 75%... Which is something they pointed out as a problem in the pre planning discussions of the previous owner.... So we hope that a good town planning consultant will help us put a convincing argument forward. 

That is a key bet because the sq ft area value drops by more then 50% for commercial space! (250 GBP sq ft instead of expected residential 800 GBP sq ft)

Finally,

3) Design bet:

Currently the plans put forward by the previous owner are ok and workable, but not inspirational.

The bet is that by increasing the "sex appeal" of the spaces will increase desiribility and resale prices.
Basically creating well planned spaces with a wow factor and character. (Would like to think of a boutique development.)

The maximisation of natural light comes first, through the use of double height spaces, glass floors, roof lights and light wells piercing through to ground floor level. (Starting to get my head around that)

Then the retention of the character of the spaces... The beautifull old metal trusses, the warehouse floorboards, original brick walls etc.

And finally, simply the unusual, unexpected, curious... Same bet as Lavender grove... That there are people out there that will be ready to pay over the odds for exceptional spaces!

Will see in about a year and a half if the bet was right!

We fancy a Church!

Since I need to keep my mind distracted; let's call it a "rebound" effect after having to let go the pretty girl (as per analogy used in last post).

It's time for hunting again. Quick check of latest auctions, property sites etc... (More covered on hunting process in previous post)

Anyway, so that beauty came to my attention:

 .... But it comes with some issues... As we call it internally: "the beauty has hairy legs" 

In fact lots of hair indeed: it has subsidience (the ground is givingway), is far-ish from public transport (17mn walk), has no planning permission to convert to residential yet, and is in a non "up and coming" zone 4 spot... Not the end of the world, but nearly (sorry, sounding a bit like a London snob here!)

But despite all this... Have to admit that even if unshaved... It's a beauty indeed!

Don't mind the price tag.

Exciting days.
After keeping it wrapped in the estate agents drawer, we felt it was the right time to see what the market reaction would be at this stage.
After having had serious interest while still in the draw, we thought we might as well put it out there and see what happens.
The potential buyer (who had not quite enough cash to stump up and ended up with a offer just too low to accept) was excited by the thought of coming in at an early stage to have the freedom to specify finishes and layout to his requirements.
So we thought there must be other architecture  enthusiasts who would be able to view beyond the chaos on site and possibly enjoy being part of the creative process. 
So voilĂ .... If anybody in the www wants an absolute unique property in trendy Hackney....
 "My people will talk to your people" as my friend always says (I have the feeling it's a quote from the Asterix and Obelix - the one where the Romans plan is to destabilise the village harmony  via the introduction of a hyper inflated capitalist system trading with obelisks ... A hilarious must read by the way!). 
Ps: apologies if some may percieve the price tag as "obscene" but am sorry its not me its London!

Project overview - recap

OK. I had some feedback from "my readership" some time back. 

Admittedly I have been a little "all over the place" with my posts and the coherence and understanding of the narrative and overview may have got lost... 

I had therefore promised to give an overview of what the scheme/ project is all about.

Here it is in key points:

- I trained in architecture, but am working in Fashion... However this is a serious investment project that utilizes my "under-utilized" and hopefully not too rusty architectutal skills. 

- I have done a couple of previous investments/ renovation projects in the last 7 years. ( including a large loft space 2mn from brick lane which I really enjoyed - some details in previous post here ) ( might add further project in a future post as well)

- this latest investment is the first time I join hands with a co-investor. Its 50%-50% but I am on the ground so the performance anxiety is on me!

- we had been looking for a project for a long time made a lot of research... and countless aborted acquisitions/ outbidded offers took place ( auctions and agents) over the year prior to purchase of this unit. ( more info on the auction action here )

- this house was finally bought at auction in June for a purchase price of just above 1m GBP ( 1.1m after all related coats like tax and fees)

- its in bad shape, but the location is very unusual and unique; tucked away from the street and located right in the middle of adjacent gardens...and this is on one of the best and most expensive streets of Hackney, an "up and come" or "up and coming" (depending on how forward thinking one isl) part of London that without doubt will rival Islington within a couple of years. ( or maybe already does for the ones in the know) 

- the original house was 1300 sq ft ( approx 120m²) with a large garden but we have successfully obtained an additional 2000sq ft (approx 180m² ) though planning with hackney council. Resulting in a very large single house with a garden. ( and more info on the planning process here )

- post planning we had an offer from another  developer which could have given us a 6 figure sum clean profit... But wisely or foolishly we believe there are more rewards to be had by pulling through the project ourselves.

- we are now in the process of doing the basement work which is the most complex and fraught part of the job. A huge amount of earth needs to be excavated and the entire existing house supported on new foundations and a steel structure. See last post here

- phase two of the works will be, complete new electrics, new central heating/ underfloor/ complete interior decoration/ structure. New above ground extension. Green roof to extension. Glass floors/ skylights, kitchen, bathrooms ,  landscaping. And and and....

- estimated total cost of works +associated expenses : approx 650.000 GBP ( very much hoping no surprises here. )

- expected resale.... I dare not say at this stage ... Not wanting to jinx it !!!! ( but you may register for email updates for when I do dare!  - no worries, emails not used for any other purposes or third parties.)

On another note:  Am thrilled to say that we crossed the 1000 views about a month back, and although I am principally doing this blog for the sake of it, it is nice to see the interest generated.

I hope i have not missed any key points..... Please do not hesitate to ask me questions on any aspects of the project or any property matters in general - I love the subject and will always be happy to respond to the best of my knowledge.

Slightly less glamorous pictures this time round.

Its been a tumultuous week.

Finalisation of contract with the basement contractor.

Neighbours calling regards party wall demolitions.... Last minute agreements..... But  thankfully diplomacy prevailed.

On the one side of our narrow access pathway, we have kindly been offered to use some space from the neighbouring garden....

And on the other we managed to gain an extra 30cm by negotiating the removal of the meter high party wall....

Which we will of course rebuild in due time!
This means we now have a 1.4m wide pathway to the site which will allow the contractor to use more substantial digging machinery.

Gaining time and minimising headache!

The clearing up of the site has started in preparation for the heavy duty work ahead.
We are talking about:

- the removal of approx 300 cubic metres of earth - construction of a 30m long concrete shell,
- waterproofing and associated drainage, water pumps etc
- underpinning of the entire existing (ground plus one) house (chimney stacks etc), on an entirely new steel structure underneeth.
- over 1600 sq ft of space below ground level plus sunken patios for light, access to the garden ventilation etc.

Let the adventure continue.....

previous work - visual reference

I thought it is time to introduce some previous work... Not that the current project will necessarily look like that just to give an idea of what I enjoy in terms of design aesthetics ....

The screenshots below are supposed to give an idea of what I have done in the past.

It is a property in the now "uber cool" corner of shoreditch/brick lane. Originally an open plan live work unit turned into a three bed two bathroom - part double height - white beauty (according to me!)

Pure white(resin floors)  with black (slate) and grey highlights... With some "switchable" glass floors. 

My favourite part  are the "negative spaces" created by the bedroom cupboards being "pushed" into the stairwell.

Call taken. (For the better or the worst)

It has been a very difficult decision.

But finally, after a couple of offers and counter offers, we decided against walking away with a six figures clean profit.

Without going into detailed maths on the project, in terms of returns this would have been a 15% return on investment over a 6 months period. (So 30% annualised)

And admittedly, the future may prove us to have been foolish not to accept and walk away! (Hopefully not of course)

But we do believe there is more mileage in the property: Although we are looking at another year (and a lot of work to be done) before putting the final product on the market, we hope to double the return on investment again by the time we exit. 

The big "IF" is the result of the elections, and the threat of the "mansion tax" that could serve a serious blow to the resale of any property over the 2m mark.

But this is not not for us to decide.... The call has  been taken and focus is now single mindedly on the long hard slog ahead!

The ups and the downs of the actual build!!

The digging is to start in the next week and we are just getting mentally ready!

Pray for us.

Today is a nerve racking day.

My apologies if I have not posted for. While but after the last "feedback letter" from the council that pretty much said the proposal would not be acceptable as is..... We had to get back to the drawing board and quickly get revisions to the scheme actioned. (More or less a week to turn it around)

A light report was required ( from an expert to prove enough light would be available in the basement)

And changes to bulk and massing of the proposed extension.... Less sq ft and in my opinion less character ... But so be it!!!
It needs to go through...
Then will work on detailing and make the scheme special anyway!

So here it is today is the deadline for the revision and.... All the needfulll is being submitted in an hour.
